WATERBURY COMMUNITY CENTER RENTAL AGREEMENT

and WaterburyHomeowners Association, Inc. at 37800 Franklin Drive, North Rideville, Ohio

The following terms and conditions must be met to use the Community Center:

  1. Reservations are made on a first come first serve basis.
  2. In order to rent the community center, you must be a homeowner of Waterbury  Association, Inc. and be present at the function. Anybody wising to rent the community center must do so through the unit owner The unit owner must call to secure the date and send the checks. Unit owners must be current on all of their fees in order to rent the center. 
  3. Hours: The community center must be vacated by 1:00 AM. 
  4. Fee: Rental of the community center will be $100.00. 
  5. An additional $150.00 refundable deposit must be placed on the center at the time of rental. This deposit will be refunded, less the cost of any damages.
  6. Maximum Occupancy: 63 People
  7. Rental of the community center does not include the pool area. If anyone is seen in the gated pool area , the police will be contacted.
  8. Once you have received your party room rental confirmation your Access Control Key may be used to enter the Community Center on the date reserved. from 8:00 a.m. until 1:00 a.m.
  9. Please make sure all of the items are removed, the furniture has been returned to its original location, and the fireplace has been turned off, prior to locking up.
  10. The Association, its management company and insurance carrier shall be held harmless and have no liability or responsibility should the resident/host or any guest suffer personal injury or property damage while using the community center or other common areas within or as a result of said use.
  11. Possession and/or use of illegal drugs will not be permitted. Alcoholic beverages will not be served or consumed by minors under twenty one (21) years of age.
  12. A responsible adult resident must be present at all times during the party if guests include minors under the age of twenty one (21).
  13. The resident/host is fully responsible for the conduct and behavior of guests. The resident/host will reimburse the Association if damage exceeds the security deposit, and in full for any and all damage to Association property or the property of other residents resulting from the actions or negligence of the resident/host or guests.
  14. The resident/host is responsible for securing the community center immediately after the party. The center must be secured by 1:00 AM. This includes inspecting the area and locking all of the exterior doors. The resident/host is fully responsible for any and all property damage or personal injury resulting rom failure to adequately secure the center. 
  15. The resident/host must be responsible for informing their guests not to park in any unauthorized spaces, i.e., fire lanes.
  16. Signed contracts and reservation checks must be sent in immediately upon receipt of the rental contract.
  17. Cancellations two weeks or less prior to the reserved date are subject to a $50.00 cancellation fee.

I/we, the undersigned resident (s) of the Waterbury Homeowners' Association , Inc. have read and understood all of the above agreement and will follow all of the terms and conditions and will also advise your guests of the rules.

I/we also understand that failure to do so may result in a forfeiture of any and all deposits.

Please send signed rental agreement and two (2) checks; one check in the amount of $150.00 to be used as a refundable security deposit and one check on the amount of $100.00 to be used as the rental fee.
